Hayes Town and Avondale Drive, Hillingdon

Higgins have entered into a bespoke development partnership agreement with London Borough of Hillingdon to jointly deliver the regeneration of two sites, the Hayes Town Centre Estate and the Avondale Drive Estate. Higgins were selected following a competitive tender where we demonstrated our flexibility and expertise in delivering the redevelopment in terms of design, planning, demolition, construction and sales over a extended period.

The Hayes Town Centre Estate was constructed in the 1970s and consists of medium rise flats and maisonettes with a high-rise point block of 15 storeys. The Avondale Drive Estate was constructed in the 1960s and consists of three "system built" 12 storey blocks with covered car parking between. The extensive programme will see the two sites’ existing 404 homes demolished and replaced with new neighbourhoods consisting of around 740 new mixed tenure homes with tenures split equally between a affordable and private homes.

The redevelopment of the two Estates is estimated to run for a period of approximately 8 to 10 years to reflect the envisaged phased construction allowing as many residents as possible to stay on site with a single decant. Both developments will feature new high quality public open space, public realm, improved pedestrian and cycle routes, landscaping and children’s play areas. Each site will also include the creation of new Community Squares, providing a flexible space where community events, play and other programmable activities can be enjoyed by the whole community.

In addition to the redevelopment of the two Estates, Higgins have also signed up to a strategic partnering agreement to deliver the future pipeline of projects for an initial term of ten years, with an option to extend the term for an additional five years.
