Deptford Landings, Deptford

This is a new development within the London Borough of Lewisham. Delivered for Peabody, the Plot 6 development will provide 189 new mixed tenure homes comprising of 121 affordable rent and 68 shared ownership units within three new seven-storey mansion blocks.

Designed by architects, Allford Hall Monaghan Morris (AHMM), Block 6A will provide 68 one and two-bedroom shared ownership. Block 6B will provide 61 affordable rent units with sizes ranging from one to three-bedrooms, with seven of the units being wheelchair accessible. Block 6C will provide 59 shared ownership units and one for private sale. Block C will feature a mix of one and two-bedroom units with 15 being wheelchair adaptable.

Along with all associated services and highways works, the new development will deliver high-quality landscaping and public realm, with shared amenity spaces and a managed access route through the completed scheme.

High levels of sustainability and energy efficiency are a key feature of the new development, with all blocks being built to Passivhaus ‘Classic’ standards. Passivhaus buildings provide significantly improved comfort and indoor air quality, in addition to reductions in building operational costs and resident’s bills, compared to conventional building standards. We are being supported by DeltaQ our Passivhaus Consultants and all homes will be certified as meeting Passivhaus quality by independent Passivhaus certifier, Etude.

We will be delivering Deptford to the highest level of the latest version of SBD which now incorporates, SBD Gold which incorporates the security of the external environment together with the physical security specification. This will only enhance a better living environment for the future residents of the development and amenity areas.

We are interfacing and managing many stakeholders as part of this complexed project and will be reporting any historic findings at Deptford Landings due to it being linked to the above in being a River Tow Road location and St Paul's Church. The Deptford landings site is in partnership with London’s Tideway in their project to upgrade London’s sewer system.

Deptford Landing will be Higgins Partnerships fully integrated compliance development under the new 2023 Building Regulations. The updated building regulations include changes to Approved Documents Part L (Conservation, of fuel and power), Part B (Fire Safety), Part F (Ventilation), and the release of two new Approved Documents (O), Overheating and (S), Infrastructure for charging electric vehicles.
